August's housing market cooled across Eastern Iowa, with sales activity pulling back in both metro areas even as prices held their ground. Cedar Rapids stayed flat on price while Iowa City ticked up slightly, and inventory remained tight in both markets heading into fall.

Cedar Rapids metro area

Cedar Rapids, Hiawatha, Marion, Robins

The Cedar Rapids metro held its average sale price at $287,000, unchanged from July and up 23% from August 2025. Prices continue to hold firm even as the pace of sales slowed.

A total of 275 homes sold in August, down 10% from last month and down 4% year-over-year. Pending listings dipped to 272, down 12% from July, though still up 5% from last year.

Active listings held steady at 352, unchanged from last month but 38% below last year's inventory. Homes continued to sell quickly, averaging 24 days on market, down 11% from July and 17% faster than last August.

The $200,000–$299,999 range led the market with 101 sales, followed by $100,000–$199,999 at 65. The $400,000+ range saw 45 sales, up 32% year-over-year, while the $300,000–$399,999 segment held steady at 56 sales, unchanged from July.

Iowa City metro area

Iowa City, Coralville, North Liberty, Solon, Tiffin

The Iowa City metro saw its average sale price rise to $379,000, up 1% from July but down 3% from August 2025.

A total of 179 homes sold, down 40% from last month and down 12% from August 2025. Pending listings fell to 128, down 26% from July and 21% from last year, pointing to a quieter pace of new contracts.

Active listings eased to 519, down 2% from last month and 27% from last year. Homes took a bit longer to sell, averaging 37 days on market, up 6% from July but still 29% faster than last August.

The $400,000+ category remained the top performer with 62 sales, followed by $200,000–$299,999 at 48 and $300,000–$399,999 at 44. The $100,000–$199,999 range saw 22 sales, down 44% from last month.
