July's housing market held steady across Eastern Iowa, with prices staying firm and buyer activity continuing even as inventory and pending sales cooled slightly heading into late summer. Cedar Rapids metro area
Cedar Rapids, Hiawatha, Marion, Robins
The Cedar Rapids metro held its average sale price steady at $280,000, unchanged from June and up 1% from July 2025. Prices continue to hold firm even as the pace of sales slowed.
A total of 294 homes sold in July, down 14% from last month but still up 2% year-over-year. Pending listings dipped slightly to 312, down 3% from June, though still up 22% from last year, showing buyers remain engaged even as the summer rush eases.
Active listings held flat at 355, but remain 35% below last year's inventory. Homes took a bit longer to sell this month, averaging 28 days on market, up 17% from June, though still 7% faster than last July.
The $200,000–$299,999 range led the market with 96 sales, followed by $100,000–$199,999 at 83. The $300,000–$399,999 segment saw 56 sales, down 25% from June but up 22% year-over-year, while the $400,000+ range grew to 50 sales, up 2% from last month and 11% from last year.
Iowa City metro area
Iowa City, Coralville, North Liberty, Solon, Tiffin
The Iowa City metro saw its average sale price ease to $377,000, down 3% from June but unchanged from July 2025. Prices remain steady year-over-year despite the monthly dip.
A total of 290 homes sold, down 8% from last month but up 28% from July 2025. Pending listings dropped to 163, down 22% from June and 15% from last year, pointing to a quieter pace of new contracts.
Active listings fell to 527, down 7% from last month and 29% from last year. Homes continued to sell quickly, averaging 34 days on market, down 3% from June and 29% faster than last July.
The $400,000+ category remained the top performer with 102 sales, followed by $300,000–$399,999 at 74 and $200,000–$299,999 at 71. The $100,000–$199,999 range saw notable growth, up 19% from last month and 72% from last year.
