
June’s housing market kept the momentum going across Eastern Iowa, with home prices continuing to rise and buyer activity remaining strong despite seasonal shifts in inventory. Both the Cedar Rapids and Iowa City metro areas saw homes selling quickly, while demand remained healthy heading into the heart of summer.
Cedar Rapids Metro Area
Cedar Rapids, Hiawatha, Marion, Robins
The Cedar Rapids metro posted another solid month, with the average sale price rising to $282,000, up 5% from May and 1% higher than June 2025. Home values continue to trend upward, reflecting steady buyer demand across the market.
A total of 324 homes sold in June, representing a 12% increase over last month and a 5% gain year-over-year. Pending activity also remained healthy with 328 homes under contract, increasing 3% from both May and last June, suggesting buyers are continuing to act quickly on available inventory.
Inventory remained relatively stable at 353 active listings, up 2% from last month but still 31% lower than a year ago. Homes also continued to sell at a fast pace, averaging just 25 days on market—a 17% improvement from May and 32% faster than last year.
The $200,000–$299,999 price range led the market with 101 sales, followed closely by 92 homes sold between $100,000–$199,999. Activity in the $300,000–$399,999 segment more than doubled compared to last month with 74 sales, highlighting growing demand in higher price points.
Iowa City Metro Area
Iowa City, Coralville, North Liberty, Solon, Tiffin
The Iowa City metro also experienced a strong June, with the average sale price climbing to $391,000, an increase of 3% from May and 1% higher than last year. Home prices continue to show resilience even as inventory adjusts throughout the summer market.
A total of 313 homes sold, marking an 18% increase month-over-month, though sales finished 2% below June 2025. Pending listings cooled to 197 homes under contract, down 28% from May and 8% year-over-year, indicating that while buyers remain active, the pace of new contracts slowed slightly.
Available inventory declined to 568 active listings, down 13% from last month and 27% from last year. Homes also continued to move quickly, averaging 35 days on market, 10% faster than May and 24% faster than June 2025.
The $400,000+ category remained the market leader with 104 sales, while both the $200,000–$299,999 and $300,000–$399,999 segments recorded 89 sales each, demonstrating broad demand across mid- and upper-price ranges.
