Market in a Minute: April 2026

April’s housing market continued to show strong spring activity across Eastern Iowa, with buyers staying active and well-priced homes continuing to move quickly. While some metrics shifted month-over-month, both the Cedar Rapids and Iowa City metro areas showed encouraging signs of demand heading into the busiest season of the year.

Cedar Rapids Metro Area

Cedar Rapids, Hiawatha, Marion, Robins

The Cedar Rapids metro remained steady in April, with the average sale price holding at $270,000 — unchanged from March and still 10% higher than this time last year. Home values continue to show long-term strength even as inventory conditions shift throughout the spring market.

A total of 227 homes sold during the month, nearly matching March activity while sitting 8% below April 2025 levels. Pending listings, however, saw a notable jump to 323 homes under contract, up 22% from last month and 9% higher year-over-year — a strong indicator that buyer demand remains active moving into May.

Inventory tightened further, with active listings dropping to 354 homes, down 7% from March and 23% lower than this time last year. Even with fewer homes on the market, properties are continuing to sell efficiently. Average days on market fell to 46 days, down 13% from March.

Looking at price ranges, the $100,000–$199,999 segment led the market with 77 sales, while homes priced between $200,000–$299,999 recorded 69 sales. The $400,000+ category remained strong with 34 sales, up 48% from last year.

Iowa City Metro Area

Iowa City, Coralville, North Liberty, Solon, Tiffin

The Iowa City metro continued its strong spring pace in April, with sales activity climbing sharply compared to March. A total of 177 homes sold, representing an 18% increase month-over-month and an 11% gain compared to last year.

The average sale price came in at $370,000, down 5% from March but unchanged year-over-year, showing continued pricing stability in the market overall.

Pending listings cooled slightly to 249 homes under contract, though buyer activity remains elevated overall heading into late spring. Inventory climbed modestly to 699 active listings, up 4% from March, giving buyers a few more options compared to earlier this year.

One of the biggest shifts came in market speed. Homes averaged just 36 days on market, down 27% from March and 32% from April 2025 — a strong sign that desirable homes are continuing to move quickly.

At the upper end of the market, the $400,000+ category led all price ranges with 63 sales, up 19% from last year. The $300,000–$399,999 range also saw strong movement with 47 sales, reflecting continued demand across mid-to-upper price points.
