
Spring may still be a few weeks away, but the housing market across Eastern Iowa is already showing signs of seasonal energy. February brought a notable uptick in activity across both the Cedar Rapids and Iowa City metro areas — with rising prices, more pending listings, and stronger sales volume compared to a year ago. Here’s a closer look at how the month shaped up.
Cedar Rapids Metro Area
Cedar Rapids, Hiawatha, Marion, Robins
Home values continued climbing in the Cedar Rapids metro, with the average sale price reaching $253,000 in February — up 5% from January and 10% higher than this time last year. That year-over-year gain reflects sustained demand and a market that continues to favor sellers.
A total of 162 homes sold during the month, a 7% increase from last month and 13% above February 2025. Momentum is building on the buyer side as well: pending listings reached 234, up 6% both month-over-month and year-over-year, pointing to continued activity heading into spring.
Active inventory tightened further, with 378 listings on the market — down 13% from January and 12% from last year. Homes are moving in an average of 47 days, which is 7% longer than last month but still 13% faster than a year ago, suggesting buyers remain engaged even as the pace normalizes slightly.
Within price ranges, the $300,000–$399,999 segment stood out with 31 sales — up a striking 139% from last month and 94% from February 2025. The $400,000+ category also saw positive year-over-year growth, with 17 sales representing a 42% increase compared to last year.
Iowa City Metro Area
Iowa City, Coralville, North Liberty, Solon, Tiffin
The Iowa City metro saw strong upward movement in February across nearly every metric. The average sale price came in at $374,000, up 4% from January and 8% higher than February 2025 — a meaningful gain that reflects the area’s competitive housing landscape.
Home sales surged month-over-month, with 100 closings representing a 24% increase from January and a 9% jump compared to last year. Pending listings told a similarly strong story: 172 homes went under contract, up 42% from last month and an impressive 45% above February 2025 levels.
Active inventory dipped to 647 listings, down 9% from January, though still 3% below last year’s figure. Homes spent an average of 49 days on the market — 14% faster than last month and 25% quicker than this time last year, indicating that well-priced homes are moving with purpose.
At the upper end of the market, the $400,000+ range led the way with 33 sales, up 22% month-over-month and 65% compared to February 2025. The $100,000–$199,999 segment also doubled year-over-year with 14 sales, a 100% increase from last February.
