A total of 146 homes sold in January — a 38% decrease from last month, but unchanged from a year ago. While closings slowed month-over-month, activity is building. Pending listings jumped to 218, up 23% from last month and 22% from 2025, signaling strong buyer activity moving into early 2026.
Inventory remains tight. There were 435 active listings, down 16% from last month and down 6% from last year. Homes averaged 44 days on market, which is 22% longer than last month but still 6% faster than this time last year.
Across price points, the $200,000–$299,999 range saw 50 sales, up 22% from 2025, while the $400,000+ category recorded 19 sales — up 46% year-over-year.
Iowa City Metro Area

In the Iowa City metro, the average sale price was $362,000, down 4% from both last month and last year.
There were 80 homes sold in January, representing a 45% drop from last month and a 13% decrease compared to 2025. Pending listings totaled 108, down 16% month-over-month and unchanged from last year.
Inventory increased from last month, with 592 active listings, up 21% month-over-month but still down 4% compared to 2025. Homes averaged 57 days on market, which is 26% faster than last month and 5% faster than last year.
Within price ranges, the $200,000–$299,999 segment recorded 29 sales, up 38% year-over-year. The $400,000+ category saw 27 sales, holding steady compared to 2025.
