Our story starts in 1947 – a year of many firsts.

Jackie Robinson took the field for the Brooklyn Dodgers as the first African American player in Major League Baseball. The classic holiday film Miracle on 34th Street premiered in theaters. The Polaroid Land Camera was first demonstrated in New York.

In the heart of America, a small company with big dreams to serve the community with quality and value was born. That company, founded by Erick and Roy Skogman, was Skogman Homes.

Today the name Skogman means homes – and so much more. Beyond Skogman Homes, the Skogman family of companies includes:

  • Skogman Insurance: focused on lasting relationships and a level of service only available through an independent insurance agency.
  • Skogman Realty: the Corridor's top real estate company both in terms of annual volume and number of professional real estate agents.
  • Skogman Commercial Group: a dominant force in the sale and leasing of commercial properties, land development, income properties and businesses in Cedar Rapids, Marion, Iowa City, and the surrounding areas.
  • D&B Remodeling: a full service commercial and residential remodeling company serving Cedar Rapids and surrounding Iowa communities.
  • Pheasant Run Apartments: large, highly desirable apartments in Southwest Cedar Rapids with amenities including a swimming pool, basketball courts, playground, picnic area, and clubhouse.
  • Hidden Creek Apartments and Storage: a luxury apartment property including 86 self-serve storage garages.

The path to the array of services and locations Skogman offers today has been steady, thanks to five generations of family members proud to serve the community.

The '60s and '70s

Following twelve years of growth as Skogman Homes, the business entered the '60s with a desire to meet the needs of the community through expended services. In 1965, Skogman Insurance was formed to offer peace of mind through home, auto and business insurance for Iowa residents in Cedar Rapids, Iowa City and beyond.

The Skogman brand continued its momentum in the '70s. Skogman Realty launched in 1973, growing to include offices in the communities of Hiawatha and Marion, and is now the predominately recognized real estate company in the marketplace.

In 1974, Pheasant Run Apartments were built in Southwest Cedar Rapids with amenities including a swimming pool, playground, volleyball, picnic area, and clubhouse.

The '80s

With business development on the rise, Skogman Companies launched Skogman Commercial Group in 1988 – becoming a dominant force in the sale and leasing of commercial properties, land development, income properties and businesses in Cedar Rapids, Marion, Iowa City and surrounding areas. With 24 full-time agents, they quickly became market leaders – capturing almost 50% of the market share.

The 2000's

With success in the Corridor firmly established, Skogman Homes expanded into Cedar Falls and surrounding communities to offer construction of quality-built homes to the growing communities in 2003.

Expansion followed into 2009 as Skogman Realty extended its presence in the eastern Iowa Corridor with an office in Coralville, serving the Johnson County area.

By 2017, Skogman Companies was able to acquire D&B Remodeling, a full-service commercial and residential remodeling company.

2022 and beyond

Since its birth in 1947, Skogman Homes has not only grown into one of the largest builders in Iowa, but its reputation of excellent quality and great neighborhoods has established our company as the builder providing the best home value in the Midwest.

We owe our success and growth to the hundreds of past and present employees who have helped build Skogman Companies and each of its divisions into highly regarded members of the Corridor's business community.

We thank you for giving us the opportunity to welcome you home for the last 75 years and look forward to welcoming you home for many years to come.

Iowa BeesAugust 21st marks National Honey Bee Day. Honey bees assist with the creation of approximately 33 percent of the world's food supply, transporting pollen from one flower to another, enabling the plant to survive. Go Fishing Day

With a landscape crisscrossed by rivers and dotted by lakes, Iowa offers endless opportunities for anglers. National Go Fishing Day is coming up on June 18, and our real estate agents are excited to share some of our favorite fishing spots in the Cedar Rapids area. 

Cedar Rapids straddles the banks of the Cedar River and lies within a short drive of several prime fishing lakes. From bass and walleye to crappie and catfish, you'll find opportunities to tackle all your favorite game fish in these Cedar Rapids fishing hot spots!

  1. Prairie Park Fishery - 2125 Otis Rd SE, Cedar Rapids, IA 52403
    Encompassing a deep, clear lake that was once a sand mining quarry, Prairie Park Fishery is one of the most popular fishing spots in the Cedar Rapids area. The two basins of the flooded quarry harbor abundant crappie and bluegill populations, along with largemouth bass, walleye, and several other species. Shore access is available, and anglers have the best luck fishing around steep drop-offs and shelves. Located a stone's throw from these Cedar Rapids homes for sale, the park has limited motorboat access—electric trolling motors only—but is a great place to fish from a canoe or kayak. 

  2. Pleasant Creek State Recreation Area - 4530 McClintock Rd, Palo, IA 52324
    Just 20 minutes from Cedar Rapids, Pleasant Creek State Recreation Area offers some of the best fishing in the region. Largemouth bass, channel catfish, bluegill, crappie, and muskellunge are all stocked in Pleasant Creek Lake, which has fishing jetties along the shore and several boat launch ramps. The recreation area is also a prime spot for swimming, boating, hiking, and camping. 

  3. Palisades-Kepler State Park - 700 Kepler Dr, Mt Vernon, IA 52314
    Stretching along the picturesque banks of the Cedar River southeast of Cedar Rapids, Palisades-Kepler State Park is a beautiful place to spend a weekend in the great outdoors.     One of Iowa's true hidden gems, Indian Creek, is an outstanding smallmouth bass stream that lies well off the beaten path. Rocky areas and deep holes up to 8 feet deep harbor big smallmouths year-round, and some walleye swim-up Indian Creek from the Cedar River every spring. Twister-tail grubs and spinners are the lures of choice for local anglers. You can access the creek through Indian Creek Nature Center, just outside Cedar Rapids (the Nature Center facilities are closed due to COVID-19 at this time, but the trails and grounds remain open). 

  5. Five in One Dam - Cedar Rapids, IA 52405
    Right in the heart of Downtown Cedar Rapids, the Cedar River offers a wealth of fishing opportunities, particularly in the area directly downstream from the Five in One Dam. Many anglers drop a line from the Cedar River Trail, which meanders along the shoreline, try their luck from Riverfront Park on Mays Island, or fish directly off the 1st Avenue Bridge. Either way, the river offers great smallmouth bass, walleye, and white bass fishing, along with the opportunity to tangle with giant carp and catfish.

Deep Clean New Home

Buying a new home is an exciting and rewarding experience! Most new homeowners can't wait to move in. But before you start unpacking, make sure to complete a deep clean of your new home. This involves cleaning your new home from top to bottom.

Start by gathering the necessary cleaning supplies. Your essential cleaning supplies include cleaning products, rubber gloves, sink/tub cleaner, paper towel, floor cleaner, mop, bucket, duster, and if you have carpeting, invest in a good vacuum. Once you've gathered your supplies, work through cleaning these areas in your new home to ensure a fresh start! 

  1. Bathroom
    Your home's bathroom is one of the most used rooms in the house. Start with the bathroom first to get rid of germs or bacteria. When cleaning the toilet, remember to get behind the porcelain base. Clean the sink; if possible, pull out the vanity to clean behind the area. Wipe down the bathroom walls and any shelving units. Wash the bathroom mirrors if the bathroom has a built-in medicine cabinet, clean each shelf. Clean the tub and replace the shower curtain.
  2. Kitchen
    Start with the appliances. The refrigerator should be first. Wash all drawers and sanitize the shelf before filling with food. If you do not want to use harsh chemicals, use vinegar mixed with warm water to clean the refrigerator. Pull out the fridge to clean behind the appliance. Next, wash the oven, including the stovetop and hood. Pull out and clean the drawer underneath the stove. Next, scrub the kitchen sink and any other remaining appliances. Wipe down and clean all the cabinets inside and out, wash any countertop space, and any other shelving units.
  3. Remaining Rooms
    If the rest of the rooms are empty, you will have an easier time cleaning. Wipe down the walls, vacuum or sweep, and mop floors. Depending on your move-in date, you may want to get a professional carpet cleaning service to steam clean the carpets in each room.
  4. Windows
    Clean all your windows on the inside and outside. Clean the window sills. Often dead bugs accumulate on the ledge. Using your vacuum attachments is a great way to clean your window sills. If you have blinds, carefully wash each blind to remove any germs or residue.
  5. Doors
    Using a cleaner, wipe down the doors and the knobs. Wash the windows. If you have sliding glass doors, clean the window areas.
  6. Air Vents
    Dust the air vents in your home. Check and replace your air filters. A dirty air filter can cause pollutants to enter your freshly cleaned areas.
  7. Ceiling Fans
    Wipe down each blade on the ceiling fans. Dust quickly accumulates on the back of the blades.

    The USDA Plant Hardiness Zone Map tells you which plants are likely to grow well in your area. Each zone is determined by the average annual minimum winter temperature in a specific area of the country. Cedar Rapids is situated in Hardiness Zone 5, so when you're checking plant labels or online information, make sure your plant is recommended for zone 5.

WHAT IS SKOGMAN DOING?

Beginning Monday, March 23, all Skogman physical offices will be closed, however, our operations will continue without interruption. We are fortunate to have the technological ability to remain open and operational by serving our customers, agents, and business needs remotely. At this time, we will be working remotely for 14 days but that could change based on guidance from the CDC and other public health authorities. We will update our statement if this time period changes. 

We have asked our agents to familiarize themselves and monitor the Centers for Disease Control and Prevention (CDC) for Steps to Prevent Illness. We want to stress to you the need to put distance between yourself and other people in an effort to reduce the spread of the virus.

We understand real estate is a person to person industry, and home buyers and home sellers want to pursue their real estate needs despite COVID-19.

Our agents are still attending listing appointments and showing properties when requested. This is subject to change so please check back for policy updates. In an effort to encourage social distancing we are asking buyers to do as much internet browsing of homes as possible to narrow down their list of prospective homes. 

  

WHEN SHOWING PROPERTY AND MEETING WITH CLIENTS, SKOGMAN AGENTS WILL STRICTLY FOLLOW THESE GUIDELINES:

  • Wash their hands or apply hand sanitizer for at least 20 seconds once the prospective home's door is open; 
  • Delegate showings/listing appointments to others within the brokerage if the agent is experiencing any of the following symptoms: fever, cough, shortness of breath;
  • Agents will be in regular contact with their sellers to confirm they are comfortable having showings;
  • Prior to listing appointments and showings, REALTORS® will ask all clients if they have experienced fever, cough, or shortness of breath, prior to meeting in person or conducting a showing. We will update the questions we ask based upon the Watch for Symptoms defined by the CDC;

Every opinion and decision we make is influenced by several conscious and unconscious factors — including why we choose to purchase a home. Understanding these behaviors and using them to your advantage is a fantastic way to help increase the speed and success of your home sale. Our REALTORS® identified the following useful psychology tricks to encourage potential buyers to make a generous offer as swiftly as possible.

  • Price the Property Strategically
    Proper pricing is critical and perhaps even the most important element. Also, if there is work to be done on a property, a great price point can inspire buyers to take advantage of the deal before they miss out. When listing the home, you need to price it at an amount that is appropriate yet reasonable. Compare recently sold properties around your home and make sure your listing falls below that number to make it competitive yet more appealing. List your property with a price that avoids round numbers and ending the asking price with the number nine. Broad prices such as $150,000 or $149,000 can turn buyers off. However, a price of $151,500 or $148,600 makes the buyer believe that these specific prices were set appropriately to mirror the true value of the home.

The crushed limestone surface is easy for most walkers to transverse as you move through wooded, nature, and prairie areas. There are a few conveniently located trailheads to access the Sac & Fox Trail, including one at Indian Creek Park, Sac and Fox Trail City Park, and near the Indian Creek Nature Center. Here is your July Market in a Minute – a quick snapshot of today's real estate market in both Cedar Rapids and Iowa City. In the Cedar Rapids metro market, we are seeing the average price hovering around $199,000 which up 2.1% from this time last year. The average number of days that a property is on the market is 33, which is up 6.5% from this time last year. There are 644 active listings in the Cedar Rapids Metro area, that is actually up 7.1% from this time last year.

In the Iowa City area, the average sale price is up 5% from this time last year to $272,000. Last month, 303 homes sold, which is down 6.2% from this time last year in the Iowa City Metro Area. If you have any questions about what this means to you, please don't hesitate to call!
